Civil engineering that clears plan check. Grading, drainage, utilities, site plans — permit-ready on the first submittal, because the civil set is engineered with the building, not reconciled against it afterward.
The service
Engides Engineering PLLC designs the site half of your project: how the land is graded, where the water goes, how utilities reach the building, and how the finished site drains, parks, and complies. Civil is where permit reviews go to die — a grading plan that fights the drainage design, a utility layout that ignores the building's actual service entries, a stormwater approach the local jurisdiction doesn't accept. We design all of it as one set, coordinated with the structural and MEP packages before the city ever sees it.
Typical project applications
- Commercial and industrial site development — pads, parking, access, and utility extensions for ground-up buildings
- Multifamily and mixed-use sites where grading, drainage, and utility capacity drive the layout
- Additions and expansions on existing sites, where new impervious area triggers updated drainage requirements
- Tenant and facility improvements that change site drainage, utility demand, or accessible routes
- Redevelopment of constrained or previously developed parcels, where existing grades and utilities have to be verified, not assumed
Technical deliverables
- Grading plans — existing and proposed contours, spot elevations, finished floor coordination, retaining conditions, and earthwork intent
- Drainage design — stormwater routing, detention or retention where the jurisdiction requires it, drainage calculations and reports sized to the local criteria
- Utility plans and coordination — water, sewer, storm, and dry-utility layouts tied to the building's actual MEP service entries, with conflict checks against existing lines
- Site plans — layout, circulation, parking, and accessible-route coordination for the permit set
- Erosion and sediment control — the SWPPP-supporting plan content most jurisdictions require before grading
- Plan-check responses — written corrections and revised sheets from the engineer who designed the set
Design coordination
Civil failures are usually coordination failures. Finished floor elevation is a structural decision and a drainage decision at the same time. A sewer invert that misses the plumbing design by six inches is a change order. Engides engineers civil in the same room as the structural and MEP teams: service entries are located from the building design, grading is checked against foundation intent, and drainage is routed around the site the building actually needs. One coordinated set goes in — not three sets that meet for the first time in the reviewer's hands.
Jurisdictional considerations
Drainage criteria, detention thresholds, floodplain rules, and submittal checklists are local — set by your city, county, or drainage district, not by a national template. Engides designs to the standards of the authority having jurisdiction: its adopted drainage criteria, its floodplain administrator's requirements, and its review checklist. Drawings submitted for permit are sealed by a professional engineer licensed in your project's state, and where a jurisdiction wants a drainage report in a specific format, that is the format it gets.
How to request a proposal
Send the project address, the scope, and whatever exists — a survey, a site sketch, an ALTA, or the architectural site plan if there is one. Qualifying scopes receive a same-day quote; every inquiry is answered within 12 to 24 hours with a written fee and turnaround. If the scope has a trap in it — a floodplain corner, a utility capacity question, a grading problem — you will hear about it in the quote, not in the field.
